FOR RESIDENTIAL/COMMERCIAL SALES

1. Copy of Vendor’s Title Deed or Certificate of Ownership and if applicable Mortgage Deed.
2. List of Inventory, if applicable
3. Land and Building tax Receipt for current year
4. Leasehold Receipt, only in the case of leasehold land
5. WASA Receipt and Certificate of Clearance [to completion date]
6. WASA Clearance Certiificte (Valid 3 month
7. Warden’s Office / Port of Spain Corporation Clearance.
8. T&TEC receipt [to completion date]
9. Consent to Assign the Lease, if applicable [from Director of Surveys, if land is leased from the
State or City Council or from the Lessor]
10. Release of Mortgage IN ESCROW and Discharge Statement showing a daily accrual of Interest, if
applicable.
11. Completion Certificate from the Local Government Authority – Only in the case of a newly constructed
building, if applicable.
12. Completed Nexus Know Your Customer (KYC) Form
13. Two Forms of Valid Government issued identification
14. Proof of Residential Address

FOR CONDOMINIUMS / TOWNHOUSES

1. Copy of Deed of Lease
2. Inventory, if applicable
3. Land Tax Receipt for the current year
4. Lease Rent Receipt for the current year
5. WASA Receipt and Certificate of Clearance [to completion date]
6. T&TEC receipt [to completion date]
7. Management Receipt [to completion date]
8. Memorandum & Articles of Association for the Management Company
9. Share Certificate – ORIGINAL on completion [only in the case of a Company limited by the shares, not
guarantee
10. Letter from Management Company stating maintenance fees and what they include
11. Confirmation of Sixth Schedule Annual Returns for the Management Company
12. Proof of Residential Address
13. Documentary evidence of source of funds for the monthly rent

FOR LAND

1. Copy of Deed of Ownership
2. Land Tax receipt for the current year
3. Leasehold receipt, only in the case of leasehold land
4. Copy of Survey Plan/Cadastral
5. WASA Receipt and Certificate of Clearance [to completion date]
6. Final Local Health Apporval [only in the case of a new development
7. Release of Mortgage IN ESCROW [Release of Mortgage IN ESCROW and Discharge Statement showing a daily
accrual of interest, if applicable
8. Consent to Assign the Lease, if applicable [from Director of Surveys, if land is leased from the State
or City Council or from the Lessor]
